Specifications
Whilst every Omdeco Garden Studio, Garden Office and Garden Room is unique, they all share the same high level of construction methods and material specifications. These ensure the strength, life, security and quality of your Omdeco garden building.
- Your Omdeco building sits on a reinforced concrete base to prevent any subsidence or tipping.
- A course of engineering bricks is laid on the concrete base and covered with a damp-proof membrane. The building framework sits on top of the membrane and is bolted through to the concrete base. This ensures that the framework cannot rot and the whole structure cannot move in the highest of winds or from accidental knocks.
- The framework of your Omdeco building is made from 75mm pressure-treated timber, giving it the structural strength to support a concrete-tiled roof (the same as your house), if required whilst protecting the frame from damp or rot.
- We do not use nails in our buildings. All screws used in the construction are made from stainless steel, ensuring that they can’t corrode and lose strength over time.
- The frame is filled with expanded foam insulation and covered externally with a breathable membrane, keeping your Omdeco building warm in winter, cool in summer and preventing damp or condensation inside.
- Should your Omdeco building require building regulations approval (normally if it is to be used as sleeping accommodation or has a footprint over 30sq. metres ), thicker insulation is fitted internally.
- The breathable membrane is covered with your choice of external cladding, ranging from pressure-treated softwood shiplap, tongued and grooved or weatherboarding to cedar cladding, to give you the appearance you prefer. This is finished with a micro-porous stain in a colour of your choice (we recommend the Sadolin range) to give lasting protection from sun and rain.
- The roof can be covered with felt, shingles or tiles, according to your preference and have 200mm thick internal insulation to minimise heat loss in winter and keep your garden room cool in summer. You can specify Velux roof lights for any Omdeco building to bathe the room in natural light. This is particularly good for artist studios, but also makes an office or chill-out room a great place to be, even on dull winter days.
- Internal ceilings and walls are finished with skim-finished plasterboard with skirtings and architraves and can be decorated to your taste, the same as any room in your house.
- Your Omdeco floor is 22mm tongued and grooved Particle Board with glued joints, floating on 75mm thick under-floor insulation to keep it warm in winter. The floor is strong, doesn’t bounce when you walk on it and can be finished in laminate, carpet or vinyl.
- All windows are double-glazed with low-emission glass to minimise heat loss (as per current building regulations) and opening lights have locks the same as your windows at home for building security.
- The door to your Omdeco building is a housing grade external door in the style of your choice. It has a 5 lever mortice lock, as normally specified by insurance companies for the front door of your home.
- All heating, lights, power sockets, water supply (for some artist / pottery studios), phone lines, broadband or satellite feeds that you require are included in the specification and the price. We can provide an intruder alarm system for additional security. We’ll even provide an extension doorbell if you want.
- Should you require it, solar panels or a wind-turbine can be installed.
- Last but not least, guttering, downpipes and a water butt (two on larger buildings) are supplied to harvest rainfall for garden watering.
